The Indonesian Government Intensifies Publicity for Subsidized Housing for Workers and Civil Servants

Jakarta – The government, through the Public Housing Savings Management Agency (BP Tapera), continues to intensify publicity for its subsidized housing program for workers and civil servants (ASN). This step is part of the government’s commitment to supporting the provision of decent and affordable housing for all Indonesians.

Berdi Dwijayanto, Assistant Marketing Manager for Program Financing at BP Tapera, stated that the subsidized housing financing program, through the Housing Financing Liquidity Facility (FLPP), is now increasingly affordable for low-income communities. Residents can now own a home with a down payment (DP) starting from 1%, or around IDR 1.6 million for a house priced at IDR 166 million.

“In fact, with the down payment subsidy assistance from the Ministry of Public Works and Housing of IDR 4 million, the down payment can be as little as IDR 1 million,” Berdi said.

According to him, this program offers a fixed interest rate of 5% until full payment with a tenor of up to 20 years, resulting in monthly installments of only around IDR 1 million. In addition, the public will also receive life, fire, and credit insurance, as well as VAT exemption.

The main requirements for subsidy recipients are: first, they must be Indonesian citizens (WNI), possess an ID card (KTP), have never received a housing subsidy, and not own a home (first home).

“Furthermore, they must have a fixed or variable income, depending on the limits. For the Java region, the maximum income is IDR 8.5 million for singles, and IDR 10 million for married people,” he said.

Berdi also explained that the information dissemination strategy is being implemented in collaboration with Bank Jabar Banten (BJB) and the provincial and district/city governments. This program has been implemented through a series of outreach activities in various regions, such as Bandung Regency, Bandung City, Majalengka, and Sumedang.

Meanwhile, Indra Prayoga, Project Head of FLPP Acceleration at Bank BJB, stated that Bank BJB has a special mandate to accelerate the distribution of FLPP KPR Sejahtera in West Java. According to him, the majority of civil servants and first aid workers in West Java use Bank BJB as their payroll accounts, speeding up the debtor verification process.

“We implement strict verification procedures, especially for private sector workers. Collaboration with developers is also continuously expanding. In fact, developers often offer bonus programs for household appliances to attract interest,” said Indra.

This collaborative program is expected to address the needs of thousands of civil servants and workers who still dream of owning their own homes.
